Property Values Fall As Owner Associations Cut Costs

Tree and playground removal is causing property values to fall. If the Home Owners Associations focus on pinching pennies, they may never realize where the losses are.

The home owner and condominium associations are removing the essential components of their common areas. Playgrounds and trees are being removed at an alarming rate. To their credit, some associations have elected to replace them with dog runs. However, they often don’t take into consideration that the park-like scene has a direct added value to a property.

As insurance prices are going up, association boards are looking for ways to reduce liabilities. There is financial pressure placed on the associations every time their insurance company has to pay a claim. Trees may fall on people and cars and children may get hurt on the playgrounds

Removal of common elements often have devastating effects on the culture of the community. A park-like scene is quickly turned into mere concrete, dirt and possibly a dog run. Parents typically gather at the playgrounds and socialize while their children play. I sold the property as quickly as I could. I was subjected to a board that had terrible decision making abilities. After the tree removal they told me that they were planning on taking out the playground. I stopped them from removing the playground equipment. No one on the board had young children. They did not understand the value of a playground.

My Trip to Extended Stay Motels

I want to let you know about extended stay motels. They eliminate the need for finding an apartment or more permanent residence. All of your needs are fulfilled at most extended stay lodging, you might not think so but it’s just as good at the discount motels.

During my career I have lived in a long term hotel very frequently because of my company being located all across the country. My company credit card takes care of most of the fees, although there are a lot of extended stay motels that are good cheap discount motels. On a recent trip I was in Los Angeles at an Extended Stay America Hotel. We were there for two weeks and their policy stated that I could bring a pet, which I will have to do next time.

The wifi connection had a quick download time. A month ago, my extended stay lodging was in Studio 6 in Texas. A co-worker and my boss lived there for five weeks and they had been treated very good. The workout room and hot tub were excellent. What I think is the best extended stay hotel is the Residence Inn Marriot. I lived in it more than five occasions during my business trips and it has always been a very comfortable stay. They have very fine dining room for a long term hotel, and the deserts are some of the most delicious I have eaten.

A difficulty I have noticed at extended stay motels is that the eating spaces are not well equipped. I like to take some good knives and my own dish soap. Some of the discounts motels have mini refrigerators that are too small to stock much food in. Oatmeal is the easiest food to bring as long as there is a kettle. You should pack some dish towels just in case the discount motel only has bath towels. Most extended stay lodging well equipped with basic kitchen needs.

The Psychology of Search Terms

f it is a holiday or a birthday and you want to buy a gift online, the way you search is different than when it is not a special holiday or special occasion. If you are not ready to buy and are browsing around, you are using search terms that show your intent - to gather information. Or, if you need that gift right away because it needs to be shipped and get here before the event, you are using specific search terms in this case that show that intent - find it and pay.

When it comes to search terms used in the search engines, not all searches are created equal, because not all searches have the same intent. When you enter search terms to perform a search, there is a distinct psychology of search. This psychology of search can be broken down into several general types of intent. The different stages of intent typically follow a progression. Let’s use use a story to illustrate a typical progression of a person’s search intent:

A person might say or think:

“I like that new Mustang that is out now, looks awesome. I’ve seen some cruising around. I’ve always liked those Mustangs! I’m going to go online and look at Mustangs and all sports cars out there.”

(Comment 1: This part of the story is the “Hey, I like that! Or, “I think I might want that.” A typical search term would be pretty general and might be “sports cars” or “retro cars”)

“Well, the other day I saw that a neighbor had just bought home a new Mustang. I wonder what he has to say about it. I wonder what dealership sells those cars…”

(Comment 2: This person is gradually trying to get more general information. Sort of a “discovery” stage. A typical search might be “sports car dealers” or “fast cars” )

Man, I talked to that neighbor the other day, he said his Mustang was awesome. He told me about the horsepower, the color choices, the gear ratios. He started it up and it sounded awesome. I gotta know more!”

(Comment 3: Our friend is getting more specific, now this person is likely to search for features, at different types of Mustangs, and if he or she is brave, might take a first peek to find a retail price. At this stage, these might be some searches: “Mustang features,” or “Specs for Ford Mustang.”)

“Well, I found out online that there are at least 3 different types of Mustangs. I wonder which one would be best? And where to get the best price?”

(Comment 4: Comparing features and comparison shopping. This person will likely do searches along these lines: “Ford Mustang reviews” or “Best Features for Ford Mustang.”)

“That’s it. I’ve been waiting and I’m not getting any younger. I’m going online to find the one I want for the price I want to spend!”

(Comment 5: This person has decided to buy. Now, just needs to find the place. Types of searches at this phase would be “best blue Mustang GT prices” or “special prices Mustang GT.”)

I hope you enjoyed that story. Here are the different search phases of that story, condensed to see the phases more clearly.

* Hey, I like ! OR, I think I want X.
* Where did you get it?
* What are the features?
* What are the best ones?
* What is the price range?

To put a final summary on it, that story represents types of searching people do. Generally going from broad to specific as their intent or interest develops. And, if the person is ready to buy - the search terms can get very, very specific. Here it is described more generally - 4 levels of searching:

1. Broad information, information gathering and discovery.

2. Research: More specific searching, what are the features, what are the accessories

3. Comparison: Which is the best choice, most reliable, etc..

4. Buy: the money is out, product/service acquisition

Article Marketing and List Building - Highly Responsive Vs High Quantity List

One of the most difficult challenges for beginning web marketers is to build a list. Everyone says that the money is in the list. It’s true, but you don’t want to take forever to do it. Fortunately, there are other factors that is more important when it comes to list building and you don’t have to own a huge list to make use of it.

The factors I referred to in the previous paragraph is relationship and responsiveness. Although high quantity doesn’t always mean low quality, most of the time when people focus too much on the quantity, they will end up building less responsive list.

If you’ve read some blogs or sites from the Internet Marketing gurus, you should find out that they often brag about the size of their list. This creates a comparison point in our mind that to be effective the list has to be close to that size.

Nothing is further from the truth. There are ways to obtain a lot of names and there are a few ways to build a highly responsive list. I often saw a so called guru with more than 200,000 names in the list made less than bright marketers who do it the right way from the start.

Too many unresponsive names are burdening the list itself. The system delivers the email at much slower rate than small, light but responsive list.

With those said, article marketing is one way to build highly responsive list. It is possible because of how it works. Unlike many other more aggressive marketing methods, in article marketing you have to actually provide value to the readers.

If your articles are of quality, not only the readers will like them, other web publishers will also publish them on their sites, giving you much more exposure and traffic.

When the readers come to your site, you know that they have at least read some of your content, perhaps have a bit of trust in you. They may expect that you can help them solve their problems.

This is when you need to capture their name and email address to continue building the momentum. Give them even more information and you should have highly responsive list.

Don’t get me wrong. It isn’t that you can’t build a huge list from article marketing. The point I want to get across is that you can have a small list, but responsiveness and relationship are more important than numbers.

Article Writing Tips - How to Grow Passion and Get Followers

Article marketing can lead to many lucrative endeavor. Getting traffic and profit are just two of them. If you’re in for the long haul, you should better have some passion about what you do. How could you grow the passion and get followers?

I can’t explain exactly how it happens but passion shines through every article that you write. If you drag yourself to writing an article, the readers will sense that. The problem is, not all people are passionate about their business.

If I could let you do it again, I’d recommend that you choose a topic that you’re at the very least interested in. Even if you don’t know a thing about it, the Internet is a rich research platform you could be able to know more than 90 percent than the entire world population by doing a few hours or a day of research.

However, not all people have the time to redo it again. Is there a quick fix to inject passion into your existing business? I would say yes.

Let’s take McDonald’s as an example. The employees are trained to do predefined tasks that are part of the system. They can’t get creative and add ingredients to the burger without approval. This kind of work can be very boring and suitable just for robots. But, how come the employees still greet you with smiles on every visit?

Passion can be found not only in the chore, but through other sides of the business as well. You just have to find it. Perhaps receiving emails from your customers thanking you for your information or telling a story about how your product have changed their life is something that can make your day. Perhaps it is something else.

It helps if you find your inner value and see if it matches something that you do right now. If you always want to contribute and make a difference to the world, perhaps you can express yourself better by writing and helping others through articles?

To continue with our example, the employees at McDonald’s are passionate about their system. They like to be able to do things repeatedly and still have the same results. They love it when their customers are happy and satisfied with their service.

With passion, you should have good line of products and before you know it, you will get those followers.

Write your articles with passion. Your readers will know it and that’s a good start to having long lasting success through this strategy.

What’s a Homeower to Do

With the ever-increasing daily news about America’s foreclosure crisis hitting every homeowner square in the face, many are looking for a viable solution to their woes. More and more are falling victim while the mortgage industry is seeing those same number of applications for new mortgages decreasing.

Whether they are new or long time homeowners, all are becoming quite nervous wondering if or when they too, will be hit next with a default. With a down turning economy and grim news hitting the airwaves everyday, more and more homeowners are finding themselves perplexed on what to do about their current situation.

Some are finding themselves having to choose between filling up the tank, carpooling or cutting back on office hours just to make ends meet. Many recreational activities have had to be curtailed because they suddenly became too expensive to maintain. Using every resource available has become the number one priority for many homeowners. All are searching for a viable, working solution to their troubles.

Many reports are coming in are pointing out higher and higher rates of homeowners owing more on their mortgages than their homes are now worth. Not wanting to face the hard fact of losing their prized possession to foreclosure, many pack up and quietly move out in the middle of the night.

In many instances, whole neighborhoods and even communities have become foreclosure ghost towns. Much can be blamed on the Real Estate flippers, whose get-in-get-out-and-get-paid-quick” aggressiveness created the excitement, are finding themselves stuck, with properties they can’t get rid of.

There are still programs available for those who still want to get into a home. I Buy Homes and Land

I have been investing in an area of real estate that very little is known about. When I tell people that I sometimes invest in Tax Deed, they give me a blank look followed by an inquisitive stare. Most people have the wrong idea about Tax Deeds. That is one of the reasons I like investing in them and tax delinquent properties. There’s less competition and few people know how lucrative it can be.

There are several ways to make money when it comes to Tax Deeds and tax delinquent properties. One is to buy Tax Certificates which is basically buying a lien on the property. The second method is my favorite and what I’ve been doing for about 4 years and that is buying Tax Deeds or properties delinquent on their taxes.

Some property owners delinquent on their taxes have sold us their property for $50 or less. We later sold those lots for between $4,000-7,000 each. These were buildable lots and not swampland. It’s actually a benefit to the owner to sell their property for the least amount of cash.

There have been times when I bought lots with homes on them for just the back taxes. The houses needed a ton of work. One of the homes had a tenant who was still paying rent to the previous owner for about 2 years after the owner lost the property! So, if the previous owner lost it for taxes, why didn’t the new owner collect the rent? There wasn’t a new owner, the property was in what you might call limbo; this happens to some Tax Deed Properties. We purchased that home over the counter without having to bid for a Tax Deed nor a Certificate.

One of my partners invested $27,000 for a commercial lot. She resold that property for about $103,000 a few months later. Tax Deeds can be lucrative but you have to know what you are doing so you don’t get in trouble.
